{"id":149451,"date":"2015-09-07T12:06:24","date_gmt":"2015-09-07T12:06:24","guid":{"rendered":"http:\/\/4cd.e16.myftpupload.com\/?p=149451"},"modified":"2015-09-07T15:51:38","modified_gmt":"2015-09-07T15:51:38","slug":"ghanas-booming-real-estate-sector-funded-by-hot-money-analyst","status":"publish","type":"post","link":"https:\/\/citifmonline.com\/?p=149451","title":{"rendered":"Ghana\u2019s booming real estate sector funded by \u2018hot money\u2019 \u2013 Analyst"},"content":{"rendered":"<p>Accra\u2019s changing skylines has informed recent arguments that the country\u2019s economy is booming\u00a0but financial analyst and editor of the Financial Post newspaper, Toma Imihere has described the development as a fa\u00e7ade.<\/p>\n<p>There has been a significant increase in the construction of luxury homes and high rise buildings across the city.<\/p>\n<p>According to him, a lot of the funds investors are using for these projects are \u2018hot money,\u2019 while other individual investors are also funding these\u00a0projects with \u201cillegitimate\u201d funds.<\/p>\n<p>[contextly_sidebar id=&#8221;gzNe6CHhJuGJ7Vt7fLgFQy0UsBBtfGfu&#8221;]&#8217;Hot money&#8217; is the flow of funds (or capital) from one country to another in order to earn a short-term profit on interest rate differences and\/or anticipated exchange rate shifts.<\/p>\n<p>&#8220;Illegitimate earnings go into housing,&#8221; Toma Imihere said on the <strong>Citi Breakfast Show<\/strong> and according to him, most of these laundered funds are legitimised when invested in the real estate.<\/p>\n<p>The occupancy rate in most of these expensive apartments in the city according to him, is very small.<\/p>\n<p>&#8220;When you build houses which you are selling for like $300,000 to $400,000 per unit and you have built about 40 of them and only about five have been bought and you are still sitting comfortably, the you begin to wonder&#8230;&#8221; he laughed.<\/p>\n<p>He was speaking on \u00a0the continuous depreciation of the Cedi against the dollar and other major international trading currencies.<\/p>\n<p>Recently when the currency started its ritual decline, the Bank of Ghana said it was\u00a0pumping $20 million daily into the money market but it was short-lived, as it started recording another fall.<\/p>\n<p>Per the analysis on the <strong>Citi Breakfast Show<\/strong>, a huge chunk of Ghana&#8217;s economy is owned by foreigners, hence repatriation of dividends usually affect the cedi&#8217;s performance.<\/p>\n<p>Nigeria for a long period of time, was the leading African country investing into Ghana with close to 200 projects registered, according to the Ghana Investment Promotion Council (GIPC).<\/p>\n<p>Between 2004 and 2011, Nigerian companies invested about $1.3 billion as\u00a0direct investments into Ghana, after the UK,\u00a0the USA and the UAE.<\/p>\n<p>&#8211;<\/p>\n<p>By: Nana Boakye-Yiadom\/citifmonline.com\/Ghana<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Accra\u2019s changing skylines has informed recent arguments that the country\u2019s economy is booming\u00a0but financial analyst and editor of the Financial Post newspaper, Toma Imihere has described the development as a fa\u00e7ade.
